For a tenancy of a residential property to qualify as a Short Assured Tenancy (SAT) it must be for a period of at least six months and a Form called an AT5 Form must be served on the tenant prior to the creation of the tenancy.
The form of the AT5 is prescribed by Regulation. For SATs granted on and after 1st December 2016, there is a new prescribed form of AT5 which must be used.
Landlords also have to give tenants in the Private Rented Sector a Tenant Information Pack and, again, from 1st December 2016 there is a new Pack which must be used.
These new documents follow the transfer of the functions of the Private Rented Housing Panel and Private Rented Housing Committees to the Housing and Property Chamber of the First Tier Tribunal on 1st December 2016.
